Liquidity within the office sector has been impaired as banks seek to reduce their exposure to the sector. Restricting landlord's ability to obtain financing as loans on office properties come due. Owners may have insufficient income to refinance at today's higher rates and may be forced into foreclosure subordination, non disturbance and attor agreements will be essential for tenants in buildings that are financially vulnerable. Now, this cannot be overstated. Much of Houston's inventory is gonna be the older class A, class B, class C product. If they don't get financing, they may lose their property.
